Airbnb confirm they will remove unregistered holiday rental properties in Spain

The Spanish Ministry of Housing and Urban Agenda has reached an agreement with Airbnb to remove short-term rental listings that do not have a valid national registration number in Spain, including the Canary Islands.
At a meeting held today, Tuesday, Airbnb committed to providing the government with monthly reports on all listings advertised on its platform.
The move aims to help enforce Spain’s new short-term rental laws (holiday lets) and ensure that all advertised properties meet legal requirements.
Spain is the first EU country to implement the new regulations on accommodation rental platforms such as Airbnb and Booking.com, through a centralised system known as the Digital One-Stop Shop. The Ministry said they want to tackle fraud in the holiday and seasonal rental sector, which it argues has had a negative impact on citizens' right to decent, affordable housing.
Starting in August 2025, Airbnb will send monthly data to the Ministry, including both national and regional registration numbers, depending on the type of property being advertised by hosts.
As part of the agreement, Airbnb will remove any listings that do not comply with the national registry requirements. Hosts will be notified of any issues and given time to correct them, except in cases where the national registration number has been revoked. In those instances, listings will be removed within 48 hours of notification from the Ministry.
