Cuna del Alma lists nine luxury villas for sale amid ongoing controversy

The controversial Cuna del Alma resort development in El Puertito de Adeje, in the south of Tenerife, has officially placed nine of its luxury villas for sale, with prices ranging from €680,400 to €2.45 million.
The villas, part of the “Casa Casitas” collection, are among several high-end residential formats the large-scale project aims to offer.
Listed on property platforms such as Idealista, these detached villas combine sustainability with luxury, offering lateral sea views, private heated pools, and full access to the resort’s five-star amenities. Built with eco-friendly materials and nestled into the area’s natural cliffs, the villas are designed to merge privacy and comfort with panoramic ocean vistas.
What Are the Casa Casitas?
The Casa Casitas are one of three residential categories within Cuna del Alma. These volcanic-style homes are crafted to provide a serene, private atmosphere while still giving occupants access to premium resort services. They include one or two-bedroom layouts, large terraces, and energy-efficient climate control systems.
Residents of the Casa Casitas will also share facilities with other units in the development, including the sea-facing “Valley Villas” and the beachfront “Beach Apartments.” Shared amenities include communal pools, a spa, beach club, restaurants, fitness centre, kids’ club, and a holistic wellness centre.
Luxury Development at the Heart of a Heated Environmental Dispute
Despite its luxurious appeal, Cuna del Alma has been embroiled in controversy since its inception. Following the symbolic laying of the first stone in May 2022, the project sparked widespread protests from local residents and environmental groups. Critics alleged that construction began without a mandatory environmental impact assessment and that it caused damage to protected natural and archaeological areas.
Among the most serious allegations were the disturbance of Guanche archaeological sites and harm to endangered native species, such as the viborina triste plant. In response, authorities issued several temporary work stoppages citing environmental and heritage concerns. In October 2022, official inspections confirmed that archaeological remains had been removed without proper oversight, violating conditions imposed by the Tenerife Island Council.
The backlash has included prolonged activist camps at the construction site and direct action, including an incident in which a protester chained himself to a digger.
Protests, Sabotage and Government Sanctions
Tensions escalated earlier this year when, in February 2025, a group of unknown individuals set fire to heavy machinery at the site. The act of sabotage was widely condemned but highlighted the deepening social conflict around the development.
In May 2025, the Canary Islands Government fined the project’s developers €229,000 for the “irreversible destruction” of an archaeological site. The penalty drew strong criticism from heritage experts and civil society groups, who labelled the amount “insultingly low” given the severity of the damage. Political parties such as Podemos Canarias also denounced the fine, noting that it had been significantly reduced from an earlier proposed amount of €600,000.
Despite the ongoing tensions, Cuna del Alma continues to move forward with its marketing and property sales, positioning itself as a luxury investment opportunity, though one firmly situated at the centre of a complex and ongoing environmental and social dispute.
