A new residential complex of 112 affordable homes for local workers and families is set to be finished in Las Chafiras, San Miguel de Abona, in 2027, offering another housing option in the increasingly expensive south of Tenerife.
The development, known as Las Calandrias, will consist of one, two and three-bedroom properties, designed to accommodate everyone from young professionals and couples to families with children.
Located on Calle Miguel Delgado Calcerrada, the project is being promoted as an affordable housing option for people working in the south of the island, particularly those employed in tourism and airport-related industries.
Every property will include a private parking space, storage room and outdoor terrace.
Homes designed for local workers and families
The development aims to address demand for residential properties in southern Tenerife, where rising housing costs have made finding suitable accommodation increasingly difficult for many local workers.
The 112 properties will offer different layouts, allowing buyers to choose accommodation according to their household size and requirements.
Each home will have a terrace, providing additional outdoor living space, while properties on the first and second floors will also feature separate utility rooms.
Parking spaces and storage rooms will be included with every property, an important consideration in an area where parking availability can be limited.
According to the developer, the buildings have been designed with just six apartments per entrance, helping to provide greater privacy and reduce movement through communal areas.
Just ten minutes from Tenerife South Airport
One of the development's main attractions is its location.
Las Calandrias will be situated approximately two minutes from the TF-1 motorway and less than ten minutes from Tenerife South Airport.
This makes the properties particularly convenient for people employed at the airport, in nearby hotels, or in the tourism and service industries across the south.
The development is also close to supermarkets, gyms, shopping facilities and other everyday amenities.
Residents will have views towards the Atlantic Ocean, Golf del Sur, Montaña Roja and the airport, depending on the position of their property.
The location also provides relatively convenient access to Los Cristianos, Playa de las Américas, Costa Adeje and other employment centres in southern Tenerife.
Energy-efficient homes with improved sound insulation
The properties are being built with energy efficiency and noise reduction as key priorities.
The developer says the buildings will feature double acoustic insulation between homes, designed to minimise noise from neighbouring apartments.
Additional sound insulation is also intended to reduce aircraft noise from nearby Tenerife South Airport.
The homes will incorporate aerothermal water-heating systems and are designed to achieve an A energy-efficiency rating, potentially helping residents reduce electricity consumption and household running costs.
The construction will also use insulation intended to keep indoor temperatures comfortable without excessive reliance on air conditioning.

When will the new homes be available?
The Las Calandrias development is scheduled for completion and handover in 2027, with property listings indicating a target date of June.
Current marketing material advertises starting prices from approximately €199,000, although the final cost will depend on the property's size, layout and availability.
For example, a two-bedroom apartment advertised in the development is listed at €252,000.
These are advertised asking prices rather than guaranteed affordable or subsidised housing rates.
The development is privately marketed and should not be confused with government-funded social housing projects.
More housing needed in southern Tenerife
The announcement comes as housing availability and affordability remain major concerns for residents across Tenerife, particularly in the south, where tourism employment continues to generate demand for homes.
Local workers frequently face competition for accommodation in areas where holiday rentals, second homes and private investment also influence the property market.
While the addition of 112 homes will increase the area's residential supply, the development's impact on affordability will ultimately depend on the prices at which properties are sold and whether local workers can access suitable financing.
Nevertheless, the project represents another addition to the housing stock in San Miguel de Abona, with its location close to major employment centres likely to appeal to people working across the south of the island.
The first residents are expected to move in during 2027, subject to the development being completed on schedule.
